You deserve to know the in's and out's of the home you are about to purchase. Whether a brand-new home or an existing home, getting a professional home inspection is something you as the buyer are entitled to.
Some Sellers have a Home Inspection done prior to putting their home on the market. This inspection gives the seller the opportunity to have an expert look closely at the property and getting both an oral and written opinion of its condition.
Whether buying or selling, when getting an inspection it's importaint that you are present during this time. It gives you a sense of security and the chance to ask any questions you may be unsure of and to recieve an unbiased answer.
As the buyer of the property, you are within your rights to have an inspection. This must be written in as a contingency in your purchase agreement. That report will may reveal some items that are within the repairs noted in the purchase agreement that the seller must address, if requested. In SC those items are: Heating Systems, Air Conditioning Systems, Electrical Systems, Plumbing Systems, Water Waste Systems, Roof Free of Leaks, Environmental Items, Structural Integrity.
Seller required repairs DO NOT include: Home Maintenance, Flooring, Fogged Windows, Grandfathered code issues, Landscaping, Preventative Maintenance, Costmetic Changes, Home Improvement and Energy Effeciency.
If the lenders committment requires any additional inspections or certifications, these are to be provided by adn at the Buyers expense.
