- Conduct your own mini walk-through and make all necessary repairs
Give your place the once-over. Make notes of all the items that need repair or improvement. Besure to make these repairs before you advertise your property. Remember, Curb appeal sells!
- Do your research
Research pricing of comparable sales in your area. Use that information to establish a realistic price for your property. In addition to your area, begin thinking about those who live out-of-state. They account for a major portion of today's home purchases.
- Determine your financing and financial alternatives for your buyers
Look in to the types of financing that you are willing to consider, such as FHA, Conventional and Wrap Around Loan. Meet with local lenders and determine financing alternatives for prospective buyers. Know the programs availabe for them as well. (FHA, VA, Conv,etc).
- Establish a marketing plan and prepare your advertsiment
Investigate rates and dealins for online sites,newspapers, and home magazines that will best advertise your property. Establish an advertising budget. This will help in the case that your home doesn't sell as quickly as you antcipated. Make sure your ad's are professional and compelling, be sure to include any improvements/updates your house may include. These are the ads that will attract buyers.
- Purchase an outdoor yard sign
Purchase an attractive, weatherproofe yard sign and install it in the front of your property. Make sure it's clear and visible.
- Scheduling and advertising your open house
Shedule open houses on weekend as well as weekdays. Be sure your home is inviting with freshly cut flowers, scented candles and fresh baked goodies. Be sure to take the names and numbers of the people who visit your home. Be sure to make your home as easily found as possible. Purchasing 'Open house' signs and place them in main areas of your neighborhood. Be sure to remove them after each open house.
- Always be available
Be available to walk through the property with prospective buyers, to answer questions and also pffer information about local schools parks,shopping, etc. Always be ready to show off your home.
- Respond Promptly to inquiries
Respond in a timely manner. Learn how to separate the " lookers" and the " Qualified buyers". Ask for name, email, and phone number. Be sure to follow up.
- Be prepared to negotiate
Be prepared to deal with buyers as through you are an impartial third party. Remain calm and refrain from emotional outbursts.
- Gather the proper forms and Negotiate the final terms
Obtain all forms necessary for the legal sale of real estate transaction including Offer to Purchase, Seller's disclosure, closing attorney's information. Along side these forms be sure to be negotiating with the buyers all the final terms of the sale. This includes Price, Financing, Type, Possession Date, Inspections and other pertinent considerations. Make sure all the contingencies are coverd!
- Plan a final walk through
Plan a final walk through with the buyer before the settlement process is complete in order to resolve any disputes. Have a witness present. Be sure to document agreed upon repairs.
- Locate your new home
While you are marketing your current property, locate and negotiate to purchase your next home. Be careful with your terms until your house is sold.
