Preparing your home for sale

Myrtle Beach real estate has seen a recent boom and sellers are happier than they have been in a very long time! Just two days ago I listed a home and we received an offer on it after the first showing. That’s 48 hours! This is the reality that our sellers are facing now and selling your home now may be easier than you think.

In order to be sure that you receive the best price for your home, you want to be sure that it stands out above the rest. Here are some simple tips to make your home show ready and keep it that way!

  • Price it right! Pay attention to the market conditions in your area and price it according to what is selling. Prices have risen 12% since this time last year but that doesn’t mean you should over price it. When you list your home above current market value you risk losing buyers, increase your potential for receiving low-ball offers, and you still need to be sure that it appraises.
  • Curb appeal counts! Add some color to you front yard and light it up. Make sure your lawn is cut, your garden is weeded, and, if you have mulch, spray it down right before showings. This will make your landscaping look lush and well cared for. Setting a great first impression from the road will, in turn, set a great mind set for the interior!
  • Wash your windows. Be sure that natural light can flow freely through your home and showcase the best points that your home has to offer.

First impressions are everything and you rarely get a second chance to make one. You want buyers to remember your house as, “the one with the gorgeous garden”, or, “the house with so much natural light”. You don’t ever want to be, “that house with the dead grass and no personality”.
